The Manse has three twin-bedded rooms and one double room with an accompanying ensuite shower room. There are a further two bathrooms, one on the ground floor near the main entrance and a second on the first floor.

There is a large comfortable sitting/dining room with a feature open fireplace and bay window.

The kitchen is well-equipped with ample storage and worktop space. It hosts a double oven electric cooker with a large extractor, microwave, dishwasher and fridge.

Additionally there is a washing machine and tumble drier for laundry in the hallway as well as a fridge-freezer.

The house features double-glazing throughout and has an oil-fired central heating system providing a cosy feel regardless of the weather.

Outside there is a large lawned garden area and easy parking for 6 cars.

There is a kennel and run available and dogs are welcome by prior arrangement.

An outbuilding has facilities for drying fishing gear and also a chest freezer.

The Manse is also available for self-catering lets out of season.

Adjoining the conservatory is the main hallway.

Immediately left at this end gives access to the sitting room
through a small hallway containing a telephone and noticeboard.

There is an entrance to the kitchen further along.

Terms and Conditions of Booking

Terms for Fishing and Self-catering Lets

Tenancies begin at 4pm on Sundays and tenants are asked to leave before 10am on the following Sunday, taking all empty bottles away.

Dogs are welcome but owners must be responsible for them at all times; unless they are reliably house-trained, they are not allowed in the properties. Under no circumstances are they allowed in the bedrooms. Tenants are expected to clean up any mess in the gardens before they leave. Tenants will be held fully responsible for any damage caused by any animal brought onto the estate by any member of their party, to property or livestock belonging to the estate or its crofters or any of their invitees or other tenants. Should any animal foul inside any of the cottages the estate WILL charge the tenant for professional cleaning of any linen, soft-furnishing, furniture or carpet affected.

50% of the rental is payable on booking. The tenancy will be created when the estate accepts the booking payment. The balance of the rental is payable at least 6 weeks before the start date of the tenancy. Failure to pay on time may result in loss of deposit and booking. Fuel, electricity and all linen is included in the rent. The accommodation must be left in a clean and tidy condition. Amat reserve the right to make an extra charge if this provision is not observed and to cover any breakages during the tenancy. Additional provisions of this Tenancy are advertised in the properties or will be supplied direct.



Terms for Fishing Lets only

The fishing and accommodation are offered only as a package.

From May to September inclusive, the fishings are offered as two 3-rod or 4-rod beats which revolve daily allowing both tenants to see all the water three times during the week.

Fishing is fly only and fishing will only be allowed between the hours of 7am and sunset. In agreement with Glencalvie and Gruinards Estates no ghillie will be allowed to fish except with and with the express permission of the tenant. We operate a Catch and Release Policy.

Tenants vehicles must not obstruct road users, or access to property or fields, or cross Glencalvie Bridge. They should use the parking spaces shown on maps provided. When fishing at the Park please park vehicles out of sight of Amat House.

Tenants who visit countries suffering from Gyrodactylus Salaris MUST satisfy the estate that their equipment is safe from this parasite. Failure to do so will result in the tenancy being cancelled immediately and without compensation.

Details of all fish caught, killed or returned must be entered in the fish register provided. At the end of the season these returns are submitted to the Scottish Office, Assessors Office and the local fishery board. A number of local regulations regarding fishing at Amat together with details of services and matters of interest are displayed in The Manse and Lizzies Cottage. The board’s bailiffs may ask to inspect Tenants’ tackle.

TENANTS AND THEIR GUESTS MUST ABIDE BY THE CURRENT RULES REGARDING CATCH & RELEASE. FULL DETAILS OF THESE CAN BE OBTAINED FROM THE GHILLIE.
